St. Tropez Villas

Other important information to note:
St. Tropez is located on prime land and is owned by the local Agua Caliente Indian tribe and is leased from them for a fee. This is a very common occurrence here and if you are coming from other parts of the world may seem strange at first but once you live here it is a very day way of life. One needs to look at it as a HOA fee in a sense.
The current lease is good until the year 2043. It is re-negations for another extension some where between 30,60 or talk of up to 99 years. In the mean while a 30 year mortgage is not an option as banks want to have at least 35 years left on a lease to give a 30 year loan., You may wish to have a 25 year loan, or what ever works for your budget.
Of course CASH is KING always and it makes the transaction move along much faster.
If you intend to obtain a loan you will want to work with a local lender to avoid the pit falls I have seen happen time and time again where your out of state lender tells you they can loan on lease land and you get within days of closing and the underwriter tells you they cant loan on lease land. To avoid this frustration I highly suggest you use someone local who is familiar with lease land. I don't care who you use locally but make sure they have a history of lending on lease land.
